東區名店收攤 房仲：自行衡量

（中央社記者韋樞台北2013年10月9日電）台北東區店面「租金王」傳出租金頗高，承租的服飾業者悄悄收攤。房仲業表示，租金和地段人潮息息相關，承租方還是要自行衡量，短時間內東區租金變化仍是觀察指標。

信義房屋 (9940) 不動產企研室專案經理曾敬德表示，承租店面涉及裝潢、押金，初期資金壓力不小，因此簽約租房期間不會只有半年，若是遇到高租金的精華商圈店面，通常店家也都會抱著至少維持一定的營業額下，強打知名度，因此多少有試點的心態。

曾敬德指出，台北東區的租金變化不小，主要與地段和人潮有關，根據實價登錄資料，臨忠孝東路四段大馬路邊的7坪多小店面月租19萬元、5坪店面月租11萬元，平均每坪月租2.2萬元到2.4萬元。

但位於大安路一段的40坪店面月租20萬元，20坪到30坪不等大小的店面，月租金約17萬元到30萬元，也有在大安路一段19巷內50坪店面月租金8萬元。

曾敬德說，營業額能否支撐月租金是承租方要審慎研究，短期內租金變化仍是觀察重點。
