景氣回溫 東京商辦空置率創5年2個月新低

日經新聞12日報導，根據日本大型房屋仲介商三鬼商事(Miki Shoji)公佈的統計資料顯示，因景氣回復，帶動企業紛紛統合總部機能或擴張/轉移辦公室，故截至2014年5月底為止東京市中心商業辦公大樓空置率較前月底下滑0.12個百分點至6.52%，連續第11個月呈現改善，且空置率創5年2個月來(2009年3月以來；當月空置率為6.05%)新低水準。

另外，5月底時東京商業辦公大樓每3.3平方公尺的平均租賃費用較前月底上揚0.28%(增加46日圓)至1萬6,501日圓，連續第5個月呈現增長。

上述統計資料的調查對象為位於東京市中心範圍內的千代田、中央、 港、新宿及澀谷等5區域內的商業辦公大樓。

三鬼商事並同時公佈2014年5月底日本大阪商業區商辦空置率較前月底下滑0.32個百分點至9.13%，已連續第9個月跌破10%關卡；名古屋商業區商辦空置率較前月底下滑0.23個百分點至8.72%，連續第7個月呈現改善。
