《傳產》12月房市買氣該旺不旺，明年交易埋隱憂

【時報記者郭鴻慧台北報導】住商不動產企劃研究室主任徐佳馨分析，過去幾年經驗，12月由於各家仲介無不使出渾身解數最後一搏，加上土地增值稅跨年壓力頓增，往往交易量都會大增，然而今年卻不增反減，顯見買方購屋意願降低。綜觀今年交易量優於去年，整體移轉量約在35萬上下，但明年QE與升息話題頻傳，買氣很難有所表現。

與11月相比，各區域呈現各自表述，高價區域表現淡定，如雙北、桃竹買氣持穩，不過低價區域買氣加溫，特別是在高雄，買氣更顯。徐佳馨認為，五都中除了桃園有升格話題外，區域話題發燒的就屬高雄，不論是招商或是亞洲新灣區等議題，都讓買氣加溫不少，加上低基期優勢，更能吸引外地買盤入住。

徐佳馨分析，從價格結構來看，蛇年以千萬以下產品為主力；值得注意的是，升息雖然有限，但的確會影響購屋人意願。此外，公告現值年年調整，與國稅局積極查稅，都將讓房地產持有人腹背受敵；因此，明年可能是近年來議價最容易的一年，建議購屋人若有相關規畫，可以考慮大膽議價，可能會有意想不到的收穫。
